Can your website compete with the property portals?

For individual listings, mostly no. Bayut, Property Finder and Dubizzle in the UAE, and Aqar in Saudi Arabia, own searches like “2 bedroom apartment for sale in JVC”. Real estate SEO for a brokerage or developer wins elsewhere: project and developer names, community guides, off-plan launch pages, and the questions buyers ask before they’re ready to look at units.

That’s where much of the decision gets made. Follow an investor in London weighing an off-plan apartment. She searches the developer’s name, then the project’s payment plan, then the community’s service charges, then whether buying qualifies her for a UAE residency visa. If your site answers each of those, you’re in the conversation before she opens a single portal listing. Advertising permits, market by market

Property advertising in the Gulf is licensed, often ad by ad, and the permit has to exist before the ad does. These are the rules we build marketing around:

  • Dubai. Property ads need a permit issued through the Dubai Land Department’s Trakheesi system, and brokerages and brokers must be registered with RERA, DLD’s regulatory arm.
  • Abu Dhabi. Since 7 July 2025, property ads need a Madhmoun permit from the Abu Dhabi Real Estate Centre (ADREC), applied for through the DARI platform by a registered broker with the owner’s approval. Our Abu Dhabi marketing page covers the emirate in more depth.
  • Saudi Arabia. Property advertising needs a FAL licence from the Real Estate General Authority (REGA).
  • US and Canada. Google treats housing as a protected category, so its personalised advertising policy blocks targeting housing ads by age, gender, marital or parental status, or ZIP code.

In practice, the permit becomes a field in your CRM. It’s stored against each listing, printed on the website listing page, and checked before any ad, boosted post or email goes out. When a unit sells or a permit lapses, the page comes down or gets marked as sold, so an old permit isn’t advertising stock you no longer have.

Three kinds of buyer, three search patterns, and each needs its own page types.

Overseas investors search developers, project names, payment plans, rental yields and visa rules. They read long pages, compare several projects, and often enquire weeks after the first visit, which is why nurture matters more than the first reply.

Residents moving or upgrading search communities: “Dubai Hills villas”, “townhouses in Arabian Ranches”. They compare schools, commutes and service charges, and community guides written by people who know the area beat any listing grid.

Arabic-speaking buyers, in the UAE and above all in Saudi Arabia, search in Arabic: شقق للبيع في الرياض, فلل للبيع شمال الرياض. A site with Arabic bolted on as a translated menu loses them on the first page.

A brokerage site with nothing but an English listing search serves none of the three well. Our real estate SEO work starts by mapping which of these buyers you actually sell to.

What a real estate CRM has to do from day one

A real estate CRM has to capture every lead from portals, calls, WhatsApp and your website automatically, route it to the right agent within minutes, stop two agents chasing the same buyer, and keep nurturing buyers who aren’t ready. If agents still copy leads from portal emails into spreadsheets, the CRM isn’t doing its job yet.

The setup we build for brokerages and developers:

Off-plan launches: where marketing meets the sales floor

An off-plan launch compresses months of marketing into a few weeks of registrations. The developer needs a project microsite live on announcement day, an expression-of-interest form wired to the CRM, landing pages per audience and language, a broker kit for partner agencies, and permits in place for every ad.

Hundreds of template community pages. Swap the name, keep the paragraph: Google treats them as doorway pages and ignores the lot.

Listings that outlive the listing. Sold units still live, with expired permits, months later.

Leads sent to a shared inbox. By the time someone replies, the buyer has spoken to two other agencies.

Hero videos that won’t load on a phone. A slow first screen loses the buyer you paid to bring there.

Anonymous agents. Profiles with no photo, languages or registration number, so buyers can’t check who they’re dealing with.

What does a real estate marketing agency do that the portals don't?

Portals sell exposure for individual listings. A real estate marketing agency builds the assets you own: your website and project pages, search visibility for your brand and projects, paid campaigns aimed at your buyers, and the CRM that turns enquiries into viewings. Most brokerages need both.

Do listings on our own website need a Trakheesi permit?

In Dubai, property advertising needs a Trakheesi permit whatever the channel, and we treat your website and social accounts the same way as a portal. We store the permit number with each listing so it prints on the page automatically, and the listing comes down when the unit or the permit does.

Can real estate SEO compete with Bayut and Property Finder?

For generic listing searches, rarely, and it isn't worth the budget. For project names, developer names, community guides and buyer questions, a well-built site can rank beside or above the portals, and those visitors are usually further along in their decision.

Which real estate CRM should a Dubai brokerage use?

It depends on team size, how many portals you list on and what you already run. HubSpot and Zoho suit many brokerages, and larger developers often need Salesforce. Property-specific CRMs handle listings well but are often thin on marketing automation. We map your lead flow first, then recommend.

Can portal leads go straight into our CRM?

Yes. Depending on the portal and the CRM, leads arrive through a direct integration, a lead export or parsed notification emails. Either way they land with the listing reference, the source and the buyer's language, and get routed to an agent without anyone copying and pasting.

Do you work with developers in Saudi Arabia?

Yes, remotely from Dubai. Saudi projects need Arabic-first websites and campaigns, a FAL licence from REGA for property advertising, and content for buyers in Riyadh, Jeddah and the Eastern Province, who search very differently from overseas investors looking at Dubai.

Do you build websites for off-plan launches?

Yes. Launch microsites with masterplans, floor plans, payment plan tables and expression-of-interest forms, live on announcement day, connected to your CRM, and set up to trace every registration back to the campaign that produced it.
