What does a Dubai property website need that the portals don’t give you?

Buyers search for property on Property Finder and Bayut. They come to your website to decide whether to trust you with a viewing, a deposit or a whole off-plan allocation. A Dubai real estate website has to answer that question fast: who you are, which communities you know, which agents speak their language, and whether you’re licensed.

The portals have set the standard for that last part. A Property Finder listing now carries a regulatory block showing the agency’s broker licence, the agent’s licence and a link to verify the listing with the regulator. It also shows how quickly the agent usually responds. Buyers who’ve seen that on the portal notice when your own site shows less.

So the brief for a brokerage site is rarely “more listings”. It’s credibility the portal can’t give you: agent profiles with real licence numbers and languages, honest community guides, recent transactions you’re allowed to mention, and an obvious way to message an agent.

Trakheesi permits, licence numbers and listing templates

Every property ad in Dubai needs a permit from the Dubai Land Department, issued through its Trakheesi system. The DLD’s real estate ad permit service lists online advertisements next to newspaper, SMS, outdoor and classified ads, along with open house events and project launches. Brokers applying need a marketing contract with the property owner.

For a website, that turns into template rules:

  • No permit, no listing. The permit number is a required field, and the listing won’t publish without it.
  • Expiry is tracked. When a permit or the owner’s contract lapses, the listing comes down from the site the same day it comes down from the portals.
  • Licence details are visible. The office and agent licence numbers appear on listings and agent profiles, as they do on the portals.
  • Campaign pages count as ads. A landing page for a Google or Meta campaign carries the permit for what it promotes.

The Dubai Land Department is the authority to check with on specifics, and your compliance lead should approve the template before launch.

Listing feeds and portal syndication

Most Dubai brokerages already push listings to the portals from a CRM or listing system. Your website should read from the same place. The alternative, a second set of listings typed into WordPress by hand, is how sold apartments stay online for months.

We connect the site to your listing source, cache it so search pages stay fast, and compress the listing photography that usually makes property sites slow (our free image compressor shows the difference on your own photos). Sold or let units come off the site and their URLs redirect to the building or community page, which keeps whatever search value they had.

Duplicate text is the other trap. When your listing description is word for word the same as on the portal, Google shows the portal. Featured listings deserve their own copy.

Off-plan launch pages

An off-plan launch page has to be live before the campaign, load fast on a phone abroad, and turn interest into a registration your sales team can follow up. It usually goes up quickly, carries the most paid traffic the site will ever see, and is judged on registrations, not visits.

Two DLD details shape the plan. A project launch event needs its own permit type, and the DLD’s terms for exhibitions say off-plan Dubai projects not registered with its Escrow Account Department can’t be displayed. Build the project’s registration details into the page and keep the campaign permit on file.

The page itself: renders and floor plans, the payment plan’s structure, the location against landmarks buyers know, the handover window, and a registration form that feeds your CRM with the campaign source attached.

Buyers who don’t read English first

Dubai property sells to residents and to buyers abroad, so a launch can draw enquiries in Arabic, Russian, Chinese or Hindi as easily as English. Arabic gets a full right-to-left version. Other languages get their own URLs and hreflang tags, but only where an agent can reply in that language. A buyer in another time zone who messages at midnight should get an answer from someone who speaks their language, and that’s a routing question for your property CRM set up for Dubai brokers.

Do listings on my own website need a Trakheesi permit?

Treat them as if they do. The Dubai Land Department's real estate ad permit covers online advertisements alongside print, SMS, outdoor and classified ads, and a broker applying needs the marketing contract with the property owner. We build every listing template with a field for the permit number, so a listing can't go live without one.

Can my website pull listings automatically?

Yes, from your CRM or listing system, which is usually what feeds Property Finder and Bayut already. We don't scrape the portals. One source means a price change or a sold status updates everywhere at once, and expired permits take the listing down on your site as well.

What should an off-plan launch page include?

The developer, project and location, floor plans, the structure of the payment plan, the expected handover period and how to register interest. Avoid promising returns you can't evidence. Make sure the project's registration details and the campaign's own permit are in place before ads point at the page.

Should a Dubai property website be in Russian, Chinese or Hindi as well?

Only for languages your team can answer in. A Russian page that leads to an English-only reply loses the buyer twice. Start with English and Arabic, then add the languages your agents already handle on calls and WhatsApp, each on its own URL so it can rank.

Do you build websites for developers as well as brokerages?

Yes, and they're different jobs. A brokerage site lives on listings, agents and community knowledge. A developer site lives on a handful of projects, each needing launch pages, progress updates and a channel for the brokers who sell it. We plan the structure around which of those you are.

Why does Property Finder outrank my site for my own listings?
