Google Ads in Dubai

Most Dubai leads never touch your contact form

In Dubai, many paid search leads arrive as a WhatsApp message or a phone call rather than a form. If your account only counts form submissions, Google’s bidding is learning from a fraction of your leads and your reports undersell the campaigns that work. Tracking calls and WhatsApp properly is the first job in every account we take on.

There’s a local wrinkle here. Google’s forwarding numbers, which handle call reporting in many countries, aren’t offered in the UAE. So we build tracking another way:

  1. Taps on your number and WhatsApp buttons recorded as conversions through Tag Manager, set up with our GA4 conversion builder.
  2. A campaign reference in the pre-filled WhatsApp message, so the agent who picks up the chat can see which campaign started it.
  3. Outcomes imported from your CRM. Qualified, booked or sold leads go back into Google Ads, so bidding chases customers instead of clicks.

Without that last step, nobody can say which keywords paid for themselves.

Property and clinic ads need a permit before a keyword

Two of Dubai’s biggest ad categories come with rules that land before any bidding strategy.

Real estate. Every property advertisement in Dubai needs a Trakheesi permit from the Dubai Land Department, online ads included. Since 2023 the DLD’s Madmoun QR code has been required too, so buyers can verify what they’re looking at, and the DLD does fine companies that skip it. For a brokerage on Google Ads, that means a landing page for each project or listing with its permit and QR code, and ads switched off the day a permit or owner authorisation runs out.

Healthcare. Clinic and hospital advertising in Dubai needs Dubai Health Authority approval. DHA’s social media standards also ban claims such as “the best”, “assured success” and “immediate results”, and require written consent before any patient photo or story is used. Google’s healthcare policies add their own limits on top. We write ads that clear both and keep the approval references on file. There’s more on this in our healthcare marketing in Dubai page.

English, Arabic, or both?

Run Arabic as its own campaign, not as a translated ad group inside the English one. Arabic searchers use different phrasing and dialect words, and both the ad and the page it opens have to read naturally right to left.

Language targeting needs care too. Google infers language from signals such as the user’s settings and the query itself, and plenty of Arabic speakers in Dubai keep their phones in English. A campaign restricted to Arabic-language users can quietly miss them. We usually open Arabic-keyword campaigns to both languages and let the keywords and copy do the filtering.

Planning around Ramadan, summer and the shopping festivals

Dubai’s advertising year doesn’t follow a Western retail calendar. Ramadan moves about eleven days earlier each year, summer thins out some audiences, and the Dubai Shopping Festival (December into January) and Dubai Summer Surprises (July and August) change the competition for retail. Budgets and schedules need planning around all of them, months ahead.

During Ramadan, searching shifts later into the evening after iftar and working hours shorten, so we move bids and ad schedules to match. B2B enquiries tend to slow in the run-up to Eid while gifting, fashion and food pick up, and Eid creative needs to be approved and ready before the month starts. In July and August many residents travel, which can soften demand for some B2B and home services. September brings people back, and we plan for that return rather than reacting to it.

What we change in the first month of a takeover

Most accounts we inherit in Dubai have the same handful of problems:

  • Location targeting left on Google’s default, which reaches people in, regularly in, or merely interested in Dubai. For a clinic, that buys clicks from people abroad reading about the city. We switch to presence-only unless you want overseas buyers, as many property developers do.
  • Broken conversion actions. Page views counted as leads, duplicates, and no tracking for calls or WhatsApp at all.
  • Search terms nobody reviewed. “Jobs”, “salary”, “course” and “free” searches, plus people in Sharjah or Abu Dhabi when you only serve Dubai.
  • Brand searches inside Performance Max. These make PMax look far better than it is. We separate brand so you can see what the campaign really adds.
  • Every ad pointing at the homepage. Each service or offer gets a landing page that matches the search and loads fast on a phone.

How much does Google Ads cost in Dubai?

There are two costs: the ad spend you set, and management. Click prices depend on your category, and property, legal and medical terms in Dubai cost far more per click than most retail ones. We look at your goals or your existing account first, then scope a budget and the management work.

Can a real estate company run Google Ads in Dubai without a Trakheesi permit?

No. Every property advertisement in Dubai needs a valid permit from the Dubai Land Department, and online ads are included. We build each landing page to show the permit number and QR code, and pause ads for any listing whose permit has lapsed.

Should I run Google Ads in Arabic in Dubai?

If your buyers include Emiratis, Arab expatriates or visitors from the Gulf, usually yes, as a separate campaign with its own keywords and an Arabic landing page. Most Dubai commercial searches are in English, so Arabic sits alongside the English campaign rather than replacing it.

Can you track WhatsApp leads from Google Ads?
